Exclusive Buyer Agent (EBAs) are specialists - working solely for home buyers, avoiding the conflicts of interest that "buyer agents" can have when they and their company list property for sale.
There are only about 600 Exclusive Buyer Brokers / Agents in the United States.
As a surprise to many - "buyer agents" can suddenly be half on the seller's side.
Not a good thing if you are a home buyer!
"Buyer agents" only call themselves that - when they are working with a buyer - but they can spend most of their time representing their listed sellers.
We provide the following services to a buyer that a seller's agent will not provide:
- One hundred percent home buyer loyalty, 100 percent of the time
- Analyze comparative sales and provide an unbiased opinion as to the value of a property
- Objective referrals to other necessary professionals, i.e., aggressive home inspectors, great insurance agents (with great rates), and great mortgage brokers / lenders (with great service, rates & fees) We don't have in-house lenders!!
- Advise our clients objectively - pointing out the reasons not to buy a specific property and not "selling" you on a property.
- Taking the time and having the expertise to research many more details about a given property.
- Negotiating the best price and terms on the home buyer's behalf - due to many years and a high level of negotiation expertise (vast experience as specialists - not generalists)
- Keep confidential the home buyer's financial situation and thoughts, unless authorized to disclose such matters. (We don't give feedback to the seller's agent for example - though a typical "buyer agent" would likely do so - without your knowledge - because they want to have their listings shown by the other agent..)
An Exclusive Buyer Agent has no interest in having you buy a particular piece of property (such as an in-house listing.... since we don't list) - and as such, will provide you with objective advice.
In Illinois - so-called "buyer agents" are "designated agents" which is really a disguised form of dual agency. "Dual agents" are half on the seller's side. They and their employing broker represent sellers.
And then there are listing agents (the agent of the seller)... You'd be surprised at how many buyers use the listing agent to buy - because they called their number off of a sign - or saw them at an open house - and figured it was "just convenient" to use them.
This is the WORST possible thing that any buyer could do - as the listing agent is TOTALLY on the seller's side.
