For most people, choosing a new home is the biggest financial decision they will ever make.
Most think that a "buyer agent" in Real Estate is always on their side. They are called a "buyer agent" right? You need to be aware that they and their company list property for sale.
That "buyer agent" is suddenly half on the seller's side when you become interested in one of that agent's listed properties! They have to declare what is called "dual agency" -- meaning that they can't tell you anything they know about the seller, they can't help you negotiate the deal in your best interests, and they have to remain "neutral."
Neutral? Yes - they have to remain neutral - in the most important transaction of your life! You lose your advocacy mid-stream in your relationship with them. You've just told them everything about you - because you trusted that they would always be on your side - and now they are "half on their own listed seller's side."
They might show more of their own company's listings (perhaps receiving a larger in-house split if they "sell" one to you) - or their own listed properties (double dip commission.) Do you really want to be "sold" on a property?
There is also the prospect of buddy helping buddy in their office, information on shared fax machines or in shared file cabinets being compromised, overheard phone conversations -- all of which can compromise the home buyer's or investor's best interests.
